Fraud Policy

Real-estate fraud is a serious risk on any marketplace. SLAB uses a combination of technical controls, human review, and user reporting to reduce fraud, but no system is foolproof. Please read and follow the guidance below.

1. Common Land-Sale Scams

Common patterns include: sellers listing land they do not own (deed theft/impersonation); doctored photos or maps; misrepresentation of access, zoning, or utilities; requests to move communication or payment off-platform; wire-transfer instructions sent by email close to closing; and unrealistically low prices designed to create urgency.

2. What SLAB Does

SLAB uses identity verification through Stripe Connect for sellers receiving payouts, monitors listings and messages for known fraud signals, applies rate limits, may require additional documentation before releasing funds, and cooperates with law enforcement on valid legal process. SLAB may suspend or terminate accounts, remove listings, and freeze in-flight payouts pending review.

3. What You Should Do

Keep all communication and payments on the Service. Independently verify property ownership through the county recorder or a title company before sending any funds. Confirm wire instructions by phone using a number you obtain independently (not from an email). Be skeptical of pressure to close quickly or to bypass a title company. Never share your account password.

4. Reporting Fraud

Use the in-app report button on any listing, message, or profile, or email fraud@slab.example. Include the listing URL, screenshots, and any correspondence. If funds have been wired to a fraudulent account, contact your bank immediately, then file a report with your local police and, in the U.S., with the FBI's Internet Crime Complaint Center (IC3) at ic3.gov.

5. Vulnerability Reporting

If you discover a security vulnerability in the Service, please report it responsibly to security@slab.example. Do not access data that is not yours, disrupt the Service, or publicly disclose the issue until we have had a reasonable opportunity to remediate.

6. No Guarantee

SLAB does not and cannot guarantee that any user or listing is legitimate. This Policy is not a warranty. Off-platform payments and communications are not protected by SLAB in any respect.
